What Affects Price the Most?
Surface condition. A home that hasn’t been painted in 15 years, has peeling caulk, rotted wood trim, or stucco cracks needs significantly more prep — and prep time is real labor. We don’t skip it, which means we sometimes cost more than the guy who does. It also means our paint jobs last.
Two stories. Every two-story home adds equipment time and safety overhead. Budget 15–25% above a comparable single-story.
Stucco vs. wood siding. Most Central Florida homes are stucco — good news, because stucco holds paint well when properly prepped. Wood siding (like Sumyr Dehart’s 1924 bungalow) takes more prep and primer.
